How to build a garden room

A garden room is more than a shed with ideas above its station. Done properly, it is an insulated, weather-tight structure you can actually use year-round — as a home office, a studio, or just somewhere to sit without the family finding you. The timber frame is the heart of it, and getting that right is what separates a building that lasts from one that lets in the cold and the damp.

1. Check permitted development and plan carefully

Most garden rooms in England fall under permitted development, meaning you do not need full planning permission — provided the structure is single-storey, does not exceed 2.5 m in height if it is within 2 m of a boundary, and is not in front of the principal elevation of the house. If you are in a conservation area or the building is listed, the rules are tighter.

Check the Planning Portal guidance before you start, and if in doubt contact your local authority. Getting this wrong is an expensive mistake. Also check whether you need building regulations approval — a simple garden room typically does not, but one with a WC or electrical installation might trigger a notification.

2. Prepare and level the base

A solid, level base is the foundation everything else sits on. Concrete strip footings or a full slab are the most common approaches for a permanent structure. For a lighter build, screw-pile foundations or concrete pads with adjustable base plates keep the timber off the ground and can be levelled precisely.

Whatever you choose, make sure the base is level in both directions before you do anything else. A base that is even slightly out of level makes every subsequent step harder. Check it with a long spirit level or a laser level, and adjust before the concrete sets.

3. Lay the sole plate

The sole plate is the horizontal timber that runs around the perimeter of the base and anchors the wall frames to the foundation. Use pressure-treated C16 or C24 timber — typically 75×50 mm or 100×50 mm — and fix it to the base with anchor bolts or frame fixings.

Apply a damp-proof course membrane beneath the sole plate to stop moisture wicking up from the concrete into the timber. This is one of those details that takes ten minutes and buys you years of longevity. Get the corners square using the 3-4-5 method before fixing anything permanently.

4. Build the wall frames flat on the ground

Timber-frame walls are built flat on the ground and then raised into position — it is far easier to work at ground level than trying to fix individual studs in the air. Cut all the studs to length, lay out the frame on a flat surface, and nail or screw the components together.

Standard stud spacing is 400 mm or 600 mm centres. Allow for any door or window openings by fitting a header above the opening and cripple studs to the sides. Check the completed frame for square before moving on — measure the diagonals and adjust until they match.

5. Raise and fix the walls

With a second pair of hands, stand each wall frame upright onto the sole plate. This is where having help makes a real difference — a full wall frame is heavy and awkward, and you need someone to hold it plumb while the other person fixes it in place.

Nail or screw through the bottom of the frame into the sole plate, then brace each wall temporarily with angled timber props until all four walls are up and the top plates are fitted. Once the frames are tied together at the top, the structure becomes self-supporting and the braces can come off.

6. Fit the roof structure

A mono-pitch (single-slope) roof is the simplest choice for a garden room and works well for managing rainwater away from the main house. Cut the rafters to the required pitch — a minimum of 10 to 12 degrees for a felt or EPDM rubber roof — and fix them at regular centres across the top plates.

Board the roof with 18 mm OSB or plywood sheathing, then apply your chosen roofing membrane. EPDM rubber is popular for garden rooms because it is long-lasting, cold-applied, and forgiving on simple shapes. Felt is cheaper but needs more maintenance. Whichever you use, make sure the drip edge and fascia are fitted properly at the eaves so water runs clear of the walls.

7. Clad the walls and insulate

Fix a breather membrane to the outside of the stud frame before fitting any cladding. This keeps wind-driven rain out while allowing moisture vapour from inside to escape. Shiplap or feather-edge timber cladding is the traditional choice; fibre cement board is lower maintenance and highly durable.

Insulate between the studs with 100 mm rigid foam board or mineral wool batts. A well-insulated garden room stays comfortable in winter without a powerful heater. Fit a vapour control layer on the warm side of the insulation before boarding the interior with plasterboard or OSB.

8. Fit windows, a door, and finish the interior

Timber or uPVC windows and a pre-hung door can be fitted once the frame is weathertight. Make sure the door opens outward or is a sliding door — an inward-opening door in a small garden room wastes floor space. Seal around all frames with expanding foam and exterior mastic before finishing.

Board and skim the interior, or board and paint OSB for a more industrial finish that suits a workshop or studio. Fit skirting, power points, and lighting last. If you want mains electricity, the connection from the house to the garden room is Part P notifiable work — use a qualified electrician for that part.
